- Reccommend staging techniques to enhance the appeal of the property
- Contact potential buyers or agents with listing details
- Hold open houses when appropriate
- Coordinate showing instructions with appointment secretary
- Stay in contact on a regular basis with progress reports & market statistics
- Promote the home with various advertising media, color flyers &numerous web sites
- Monitor listing and pending sales activities to properly position the property in the market place every 30 days
- Provide national exposure with our Relocation Dept and the Leading Real Estate Companies of the world (the largest relocation network in the US)
- Canvas centers of influence to locate prospects
- Contact showing agent for comments and providefeedback to the sellers in a timely manner.
- Advertise home in the appropriate local media plus Tucker Talks Color Magazine
- Schedule Visual Tour
- Prepare color listing brochure for potential buyers with utility information, Seller's Residential Sales Disclosure, survey, covenants and information on recent updates to home
- Review pricing position, feedback, and market trends and activity in the market every 30 days.
- Present & discuss all offers to sellers including a net proceeds estimate, and recommendations or options for any counter offers
- Request all offers are accompanied by pre-approval letters from reputable lender
- Negotiate the very best terms for the client
- Inform the seller of any inspection issues. Negotiate an agreement with the buyer's agent on any repairs resulting from the inspection
- Finalize the sales contract & confirm all contingencies are completed
- Order Title Insurance, Deed, Vendors Affidavit and Mortgage payoffs.
- Monitor closely lender activities to ensure a successful closing
- Schedule and attend the final closing
